The Lagos State Government has sealed Patriot Bay Estate, Smart City Estate, The Legend, Hilton Royal Garden, Greenland Estate, Legacy City, Dominion City, Topview Estate, and Ibi Alafia, Lotus Estate, among others located in the Epe area of the state, over illegal development.

THE WITNESS report that the estates were taken over by the state government over failure to meet regulatory demands.

These developers, according to the State government were served notices and asked to present themselves to the relevant authorities to rectify their documents.

The Commissioner for Physical Planning and Urban Development, Dr Oluyinka Olumide, emphasized the importance of obtaining layout approval, Planning Permit, and Fencing Permit before commencing any estate development.

These requirements are crucial for achieving a well-organized, livable, and sustainable built environment.
Layout approval, according to the commissioner ensures proper arrangement of the estate for appropriate services and infrastructure, while planning permits address individual plot requirements in the estate.

Property uptakers and buyers are advised to exercise caution when investing in estates without approval, as this could lead to unnecessary embarrassment from government officials or the risk of losing their property or investment to demolition.

To avoid such situations, developers and buyers are encouraged to utilize the Planning Information service of the Ministry of Physical Planning and Urban Development.

This service provides detailed information on approvable developments in a given area, including zoning arrangements and height approval orders.

The Permanent Secretary, Office of Physical Planning, Engr. Oluwole Sotire, assured developers of the office’s readiness to guide them through the approval process.

He urged developers to ensure they obtain all necessary approvals before initiating any project.
The General Manager, Lagos State Physical Planning Permit Authority (LASPPPA), Tpl. Kehinde Oshinaike, encouraged property owners and developers to take advantage of the 90-Day Amnesty period for Planning Permits on completed buildings. This initiative allows for regularization of developments by obtaining Planning Permits on existing buildings.

Areas affected by the exercise include Alaro City, Okorisan, Igbodu, Molajoye, Shaala, Ketu, and Epe.
